Holding ground matters for Calgary, Alberta sellers in June 2026
Calgary, ABYes. Sellers can still hold their ground, but the best results come from matching the segment and the price band buyers are already using. The citywide number is helpful; the segment-level read is what keeps a listing honest.
Citywide, 2,162 homes sold last month and 4,226 new listings came on the market, while inventory sat at 6,752 and months of supply came in at 3.12. The average sale remained at 98.3% of list.
That tells me buyers are active, but they still want value. A listing that misses the most comparable competition can lose attention even when the broader market looks steady.
Anchor the price to the closest competing homes, keep the presentation clean, and pay attention to what the first few showings are telling you. The faster you respond to weak interest, the easier it is to protect your strongest position.
