Detached homes posted 1,192 sales last month and 2,195 new listings, with 2.45 months of supply and a 98.9% sale-to-list ratio. Those numbers suggest buyers are active, but they are comparing closely.
That gives sellers a real opening if they get the number right. The challenge is that detached homes also attract enough attention to expose an overpriced listing quickly.
Use the closest competition as your guide, not a price goal that ignores the active market. Make sure the presentation supports the price, and be ready to respond fast if the first wave of interest is lighter than expected.
