Condo buyers should prepare for wider gaps in Calgary, Alberta for June 2026
Calgary, ABYes. Apartment buyers need to be ready for wider differences between listings. When inventory is higher and supply is longer, the right move is to compare carefully instead of assuming every condo is close in value.
Apartment sales came in at 403 last month, with 961 new listings, 2,070 homes in inventory, and 5.14 months of supply. The average sale closed at 96.8% of list and the segment sat at 46 days on market.
That means the gap between a good listing and a merely okay one matters more. Buyers who keep comparing without a clear standard can miss the cleanest value or pay too much for a home that needs work.
Set your must-haves early, compare condition as closely as price, and pay attention to how long each listing has been sitting. When a unit is priced fairly and looks clean, move before the better options start to narrow.
