Pricing Boston, Massachusetts listings in June 2026 means using the spread
Boston, MAIt does, because the market is giving you a clear spread to study. When the median asking price is $1,499,000 and the median sold price is $1,349,000, I do not think sellers should guess where to land. I think they should price with the closings in mind.
The 98.2% sold-to-list figure tells me buyers still pay close to asking when a home is positioned well. That is a useful signal for sellers, but only if the price is believable. If you reach too far, buyers have a way of pushing back fast.
The latest estimate of $910,510, paired with a 0.06% monthly increase, tells me values are stable enough to plan around but not strong enough to excuse a loose strategy. I would rather land in the right range on day one than spend weeks finding my way back to it.
Start with the spread, then look at the condition, the size, and the competition. If the property is stronger than nearby closings, you can justify a little more. If it is not, stay honest. A disciplined price is usually easier to defend than an ambitious one.
