Boston, MAIt does, because the right number sets the tone. When the median sold price is $1,349,000 and the median list price is $1,499,000, I see a market where sellers have to earn buyer attention instead of assuming it. The best launch is the one that feels credible on day one.
The 18-day median pace tells me buyers are still willing to act when a home looks right. That is good news for sellers, but only if the price supports the first impression. Price discipline still matters. A home that starts too high can lose momentum before the market has a chance to respond.
Boston’s 5.44 months of inventory also tells me buyers have enough options to compare. They are not forced to overpay just because a listing is attractive. If you want serious attention, the price, the presentation, and the timing all need to work together.
Use the closest comparable sales as your anchor. Do not lean on the most optimistic opinion in the room. Then watch the early response carefully and make adjustments quickly if the market is not engaging. The first phase should create traction, not excuses.
