If your home sits above the recent sold range, you need a reason the market can see immediately. That reason should be obvious in the condition, the upgrades, or the way the home is presented. If it is not obvious, the market will usually force the conversation back to price. That is why I prefer to set the number with enough discipline to protect showings instead of trying to recover later with repeated reductions.

Choose the number that can survive a direct comparison. Get the home ready before the first showing, and watch the early response closely enough to act if needed. If the first wave of interest is softer than expected, a timely adjustment is usually smarter than waiting for the listing to age. The goal is to stay in control of the sale, not to let the market decide your timing for you.
