Enterprise, NVIf you are leasing higher-value homes, I would track the upper end closely. Pending leases reached a median of $2,590, new leases came in at $2,031, and some listings stretched as high as $3,435, which shows renters are still comparing price bands.
The lease pipeline has shape. New, pending, and closed sides each showed 10 properties over the last three months, and the upper part of the range went from $1,925 on the low end of new asks to $3,435 on the high end of pending asks. That is a wide enough spread to make positioning important.
I would not treat the top of the rental range as automatic. Homes that ask more need stronger condition, better photos, and a simpler move-in story, because tenants still have enough options to compare one property against another.
Keep your pricing aligned to the closed median, show the home's best features early, and watch whether the property is getting enough attention before you make adjustments. Rental success is easier when the first listing price already makes sense.
