The market's upper range is broad enough to matter. At the same time, the median sold price was $492,500 and the median estimate was $472,740, which means most buyers are still operating below the top tier even as the premium homes stay active.
That gap matters for both sides. Buyers need to decide whether the premium is justified, and sellers need to know whether their home earns the higher number through condition, layout, and launch quality.
Compare homes in the same price band, look at how long similar properties stay pending, and avoid pricing only off the most optimistic comp. In the upper end, a clear reason for the number is everything.
