Move-up sellers have to respect the full comparison set. Active listings held at $495,000, while pending homes were sitting at $439,999 and closed public-record sales were at $492,000. That tells me the homes that move are the ones that fit the market without forcing buyers to stretch.
A larger home can carry a higher number, but only if the presentation and condition justify it. Buyers are still selective, and they are using the price spread between active and pending homes to decide what feels worth touring.
If you are planning to sell and buy again, price the home to attract serious traffic, keep the condition polished, and know your next move before your first showing. When you are trading up, timing and pricing need to work together.
