Boston, MAThey should, because firm terms make a deal easier to trust. When homes are closing at 98.2% of list price and the median sold price is $1,349,000, I see a market where the cleanest path can still matter a great deal. The side that is prepared usually feels more credible.
Boston still has 5.44 months of inventory, so buyers have room to evaluate and sellers still have reason to compare offers carefully. That balance means negotiation is alive, but it is not reckless. Price discipline still matters. If your terms are strong, you can often make a better case without simply pushing harder on price.
The median of 18 days on market also tells me that good opportunities do not sit forever. When a property is priced well, the conversations move quickly. That is why I would encourage both sides to decide ahead of time what they can live with and what they cannot.
Keep the conversation focused on what matters: price, timing, and certainty. The less confusion there is, the easier it is to move from interest to agreement. A firm deal is usually a simpler deal.
