Ask more of Boston, Massachusetts pricing in June 2026 when you list
Boston, MAYou should, because the market is still selective. With the median list price at $1,499,000 and the median sold price at $1,349,000, I want sellers asking whether their number invites buyers in or pushes them away. The goal is not to ask the highest number. The goal is to ask the best one.
The list price moved up 2% from last month, so sellers are still testing the upper side of the range. That makes the first impression even more important. A price that is too ambitious can slow the whole listing down before buyers have a chance to see the value.
The 98.2% sold-to-list result tells me the market is willing to close near asking when the number is credible. That is helpful, but it is not a reason to overreach. It is a reason to be precise. Precision helps the home look serious from the start.
I would ask three questions before listing: where did similar homes actually close, how fast did they move, and what did buyers respond to most? Then I would set the price to match that reality. A sharp price does more than attract eyes. It builds trust.
