Negotiating Boston, Massachusetts condos in June 2026 takes more than hope
Boston, MAIt does, because hope alone does not move a deal. With homes closing at 98.2% of list price and a median of 18 days on market, I want buyers and sellers both treating negotiation like a process, not a wish. The side with the clearer plan usually has the better outcome.
The median sold price of $1,349,000 against the median list price of $1,499,000 tells me there is still room to compare value carefully. That does not mean every condo should be discounted hard. It means the market is still rewarding buyers who understand the difference between a fair price and an inflated one.
A 5.44-month supply gives buyers room to be thoughtful, but not careless. Sellers still have the benefit when they position a condo well, because well-priced homes can move through the market without much drama. Both sides need to respect that balance.
Enter the conversation with a clear ceiling, a clear floor, and a clear priority list. Decide what matters more: price, timing, or terms. Then negotiate from facts instead of emotion. The most effective deals are usually the ones where both sides know the deal they want before the discussion starts.
