Fairfield, CTDemand is active, but it is not a blank check. Last month, 85 homes went pending, and the median pending list price was $999,000, so buyers are clearly participating when the home feels right.
That said, pending listings also took a median of 55 days, which tells me buyers are still taking enough time to compare carefully. The pace is healthy, but it is not impulsive.
For sellers, realism matters because the market rewards homes that match buyer expectations. A home that is well priced and well presented still has an edge, but it needs to earn it.
