Broad-market sellers can still make a strong case in Calgary, Alberta for June 2026
Calgary, ABYes. Sellers still have a market to work with, but the strongest listings are the ones that are priced and presented with the same level of care. A clear launch gives buyers less to second-guess.
Across Calgary, 2,162 homes sold last month and 4,226 new listings came on the market, with 6,752 homes in inventory and 3.12 months of supply. The average sale reached 98.3% of list, so buyers are still engaged.
That mix gives sellers opportunity, but not slack. If the price is out of step with the closest competition, the listing can miss the buyers who are actively shopping right now.
Set the price where your segment is already trading, keep the home easy to evaluate, and pay close attention to the first wave of showings. The goal is to get the right reaction early, not to wait for the market to do the heavy lifting.
