The sold median was $700,000, active listings sat at $712,000, and pending homes were at $699,000. Those are close enough to make the pricing discussion highly practical. I also pay attention to the 22-day sold pace because it gives a clear sense of how long buyers are taking to move when a home fits. Demand is real.
A seller should not confuse demand with guaranteed speed. Even in a responsive market, homes need to be positioned well to earn attention. That means price, condition, and first impressions all have to work together from day one. A clean launch still wins.
Look at the condition of your home, compare your asking price with the sold and active medians, and make sure you have a plan for the first week of feedback. Then use the demand signal as guidance, not as permission to overprice. Good timing and good pricing should work together.
