The latest reported month showed a median sold price of $315,000 and a sold-to-list result of 98%. That tells me buyers are still willing to act when the home is priced and presented in a way that feels credible.
For a seller, that means the listing has to do two jobs at once. It needs to feel competitive on paper and feel clean in person, because buyers are making comparisons fast.
Review the last few sold homes, tighten any repair list that could weaken first impressions, and make sure your launch photos and description support the same price story. A well-positioned listing usually has less to explain later.
