Sellers should price from relevant property comparisons, not from a broad market headline alone. Recent numbers provide useful context, but condition, layout, updates, and buyer alternatives all need to shape the final listing decision.
The active median list price was $549,999 in July 2026. The new-listing median price was $519,990. The median sold price was $600,000. The active median price per square foot was $366. List meaningful upgrades and deferred maintenance before valuation discussions. Avoid using a neighbor's asking price as the only benchmark. Choose a showing-ready date that allows time for preparation. Decide which repairs are essential and which belong in disclosure.
