Median days on market for active listings was 55. The active-listing median price per square foot was $1,047. New July listings had a median price per square foot of $1,076. The median price per square foot for new listings changed 3.4% month over month. Active-listing figures describe homes available at month end, not completed sales. The property group combines multiple residential types and should be narrowed for a pricing review. A price adjustment should be based on comparable evidence and buyer response rather than a single measure.
The active market offers context for competition, but it does not prove what a home will sell for. A listing can be correctly positioned only relative to similar homes and its actual condition. Price per square foot can help compare broadly, yet it cannot capture layout or quality by itself. Time available may signal a need to reassess the strategy, not necessarily the property. A change is most effective when it is paired with improved presentation or clearer terms. Sellers should distinguish a market issue from an avoidable marketing or preparation issue. The best decision protects credibility and keeps the home aligned with current alternatives.
Review the closest competing listings and remove comparisons that are not truly similar. Study showing feedback for recurring concerns about condition, layout, or presentation. Ask whether the home is reaching the intended buyer pool with clear information. Test a revised strategy with refreshed photography, access, or property details when appropriate. Set a decision date for reviewing response instead of reacting after every showing. Keep the adjustment supported by comparable evidence and your personal selling priorities. Discuss the likely tradeoffs before changing the price or terms.
