In July 2026, the median estimated property value across the combined market was $449,730. That estimated value was 0.3% lower than the prior month. I encourage buyers to identify the tradeoffs they can accept before a favorite property creates pressure. That preparation makes a quick decision more deliberate rather than more emotional. A strong search balances financial limits with the practical value the property provides you.
Write your nonnegotiable needs and flexible preferences before scheduling a concentrated round of tours. Ask for comparable properties that match the home's type, condition, and relevant location. Separate asking price from expected ownership costs during your full financial review. Use inspection and appraisal provisions to investigate risk instead of assuming a listing figure is accurate. Rank each home immediately after touring while the important differences remain clear. Revisit your priorities when the search repeatedly produces the same compromise across properties.
