Compare price per square foot only among homes with similar type, size, condition, and function. Ask which features explain a meaningful difference before treating the measure as a warning sign. Review comparable closed properties and current alternatives with me before writing an offer. Use inspection and disclosure review to test whether the price reflects the home's actual condition. Keep your budget and desired monthly obligations separate from any appealing ratio. Avoid rejecting a strong-fit home solely because its measure differs from a broad median. Make the final decision using the whole property and contract, not one calculation.
