The figures describe recent activity and should not be treated as a forecast for a specific listing.
New listings may require faster preparation because buyers are not evaluating them in isolation. Pending timing shows that some properties remain active longer before reaching an accepted contract. Closed timing offers useful context, but it reflects homes that successfully completed the process. The differences among groups make status and timing important questions during every tour. A short market time does not prove that a home is correctly priced or suitable for you. A longer market time does not automatically mean the property offers poor value. The best tour decisions combine market context with your financing, condition standards, and intended use.
Ask whether the asking price is supported by comparable closed homes before touring. Confirm the property's current status and whether other buyers are actively evaluating it. Request details about known improvements, condition concerns, and items that may affect negotiations. Compare each home against your priorities before adding another tour to the schedule. Have your financing and offer requirements organized before a property becomes competitive. Take notes on price, condition, layout, and tradeoffs while the details are fresh. After touring, decide promptly whether the home deserves deeper due diligence or a clear pass.
