I would prepare the home so its condition and price give buyers a coherent reason to act.
Walk through the property and separate essential repairs from improvements that simply add polish. Gather documentation for updates, systems, warranties, and work that may answer buyer questions. Review comparable homes with attention to condition, presentation, access, and market exposure. Choose a pricing position that reflects the home's actual strengths rather than an aspirational target. Make photography, description, and showing access reinforce the same practical message. Set expectations for feedback and establish when we will evaluate early response together.
