The sold number is far above the active median list price, so recent closings still favor homes that present well and fit the buyer's target. The market is not handing out big discounts on the better properties.
That is useful for sellers because it rewards careful preparation, but it also punishes wishful pricing. The closer the list price is to the home's true appeal, the easier it is to keep buyers engaged.
Start with the best recent comparable sales, not the loudest example. Then decide whether your home should compete on condition, price, or both, and launch with a clear reason for buyers to act.
