Inventory is higher than it was a month ago, yet homes are still selling close to asking, so a strong first week still matters. I would not treat the market like a place to test a number and hope for the best. A seller who starts with a clean price and a clean presentation still has room to earn attention.
Inventory is at 1.67 months , up 67% last month and 25.6% over the past 12 months. Sold homes are closing at 98% of list price, which tells me buyers are willing to pay close to asking when the home and the price line up well. The shift is real, but it is not a signal to get careless about launch strategy.
For sellers, that means competition deserves more respect than it did earlier in the year. A home that is priced cleanly and shown well can still attract serious attention, but a home that starts off awkwardly can lose momentum before it really gets going. I would rather meet the market where it is than spend time explaining why the opening price was optimistic.
Get the price in line before launch, prepare the home so the first impression is easy to trust, and watch the early response closely enough to make smart adjustments. If the first wave of interest is light, I would prefer a quick, thoughtful correction over a long wait that only adds friction. That approach keeps the listing active and helps you stay in control.
