Burien, WAWhen I am helping a seller decide on price, I want the recent closings to lead the conversation. Last month, 20 homes closed, and the median sold price was $709,999, which is enough activity to guide a smart decision.
The average price per square foot was $448 and the median was $440 in the three-month view. That gives sellers a tight and useful pricing band, especially when the home has similar size and finish to the recent sales.
That matters because the market usually rewards clarity. If your home lands close to the recent middle, buyers can process it quickly; if it sits too far above that middle, they start asking more questions than they answer.
I would compare the home to the closest recent sales, decide how much negotiation room you want to build in, and keep the launch plan simple enough that buyers understand the value right away. The cleaner the pricing logic, the easier the sale is to manage.
