The cleaner anchor is the $645,000 median sold price, because the latest active median was $699,900 and homes still closed at 100.5% of list price. That tells me buyers will pay close to ask when the home is priced and presented well, but they will also notice when a listing opens too high.
The active side moved to a $699,900 median list price, which was up 7.7% month over month. At the same time, the median sold price held at $645,000, and the median days in RPR was 19, so the market is still rewarding careful pricing rather than hopeful pricing.
That gap matters. If you price too far above the sold median, you are asking buyers to explain the premium before they even step inside. A tighter list price gives you a better chance of matching the way buyers are behaving, which is why I would use the sold market as the first check and the active market as the second.
Review the most recent closed sales that are closest to your size and condition, not just the highest active example. Decide in advance whether you want speed or room to test the market, because those are different strategies. Then make sure your price, prep, and first-week marketing all support the number you choose.
