For sellers, that means the first week is not the week to experiment. A price that drifts too far above the recent sold band can make the home feel stale before it ever has a chance to collect serious momentum, and once that happens, every later decision gets harder.
Before you go live, compare your home against the most recent sales in your bracket, make sure the photos and curb appeal support the asking number, and decide ahead of time how you will respond if the first round of showings is lighter than hoped. I would rather enter the market strong than chase it with reductions.
