Center Line, MIYes, but only if you are ready to move with purpose. In this market, the stronger homes are not lingering long enough for casual decisions.
The latest month gave buyers a clear signal. 2.38 months of inventory , a 17-day median time in market, and a $200,000 median sold price tell me the better homes are still getting attention instead of sitting around.
That does not mean you should rush blindly. It means you need a tighter search list, because the homes you will want most are often the ones that combine the right price, the right condition, and the cleanest path to closing. Active listings sat at a $140,000 median list price, while pending homes were at $172,450, so the available choices are not all competing in the same lane.
Get preapproved before you tour. Review recent sold prices before you write, and decide in advance where you can stretch and where you will walk away. Do not waste a weekend. The better prepared you are, the better your chances of acting when the right home appears.
