Should You List a Mahogany, AB Home in July 2026?
Mahogany, ABIf I were deciding whether to list now, I would first ask how much room buyers in my segment actually have. The answer is different for every home type, and that difference matters before a property goes to market.
The latest period showed 50 total residential sales, 86 new listings, and 169 homes in inventory. Apartments carried 5.00 months of supply, while detached homes were at 3.19 and row homes were at 2.33.
That means timing and presentation have to match the segment. A home in a tighter category can still move well when it is positioned cleanly, but a listing in the looser category needs a stronger first impression and a tighter price.
I would review recent closes in your exact home type, decide how much early exposure you want, and set the launch plan before the listing goes live. If the numbers point to more supply in your category, I would not leave room for sloppy pricing.
