The median estimated property value was $640,020, and it was down 0.1% from the prior month. That does not point to a dramatic shift, but it does tell me sellers should pay attention to how close their launch price sits to recent closing levels.
There is still demand in the way buyers respond, but it rewards clean pricing and a straightforward start. If a home opens too high, the first week can turn into a waiting game instead of a momentum builder, and that is rarely the result a seller wants.
Review the closest recent closings, decide where your home belongs in that range, and prepare the property so the price feels supported. Then focus on the first impression, because that is where the strongest response usually begins.
