Saint Johns, MIFor sellers, the answer is yes, but only when the price is anchored to the market instead of wishful thinking. The latest median list price reached $394,450, while the median sold price was $292,000, so the launch price matters more than ever.
The asking side moved sharply higher last month, with median list price up 29.33% month over month. At the same time, buyers were still closing at 98.4% of asking, which tells me the market is not rewarding random overreach.
That combination creates a simple but important tradeoff. If you come out too high, you risk sitting past the first wave of attention; if you come out clean and realistic, you give buyers a reason to take the home seriously right away.
Start with recent closed prices, not just what is active now. Make the photos, condition, and pricing work together. Then watch the first week closely. The opening matters most.
