Shawnee, OKIf you are preparing to sell, I would treat pricing as the first major decision, because the latest median sold price was $218,000 and the median list price was $237,500. Those numbers are close enough to matter. They tell me buyers are still responding to homes that are positioned well.
The latest sold-to-list result was 100%, and the median days in the market was 30. That tells me a home can still move without sitting around, but it needs to come out of the gate with a price that makes sense.
That is why I push sellers to think beyond optimism. A home that is clean, well priced, and easy to show gives buyers less room to hesitate and more reason to act.
