At the same time, median list price sat at $259,900 and months of inventory was 3.69, so buyers still have options, especially if a home feels stretched. The 100% sold-to-list figure also tells me well-matched pricing is still getting attention.
That creates a simple tradeoff. Price too far above the current range and you risk waiting; price too tightly and you may leave room on the table that the market would have supported.
