A clean price can create urgency, while an aggressive start can force you to chase the market later, and chasing is harder than launching with clarity. Sellers often gain more from being the obvious choice than from trying to be the highest number in the neighborhood.

Review the most recent closings before you set the number, and let condition do some of the work for you. Stay close to the buyers you want to reach, watch the early showing activity, and be ready to adjust if the response is slower than expected. A simple, well-supported price usually gives you the best chance to stay in control once the listing goes live.
