Over the last three months, new lease asks sat at a median of $2,450, pending leases at $2,300, and recently leased homes at $2,150. That spread tells me the rental side is price-sensitive, so acquisition discipline matters more than a pretty listing sheet.
Guard the basis. A property that looks attractive on the surface still needs a believable path from purchase price to lease demand, and the wrong entry number can erase the opportunity before it starts.
Compare the asking price to the recent leased band, pass on homes that only work with optimistic assumptions, and keep your underwriting conservative. If the numbers do not make sense before a repair estimate, they will not improve after one.
