Saratoga Springs, NYYes, but only if you stay selective. With 3.23 months of inventory in the latest period, I see enough choice to shop carefully, but not enough slack to move casually on the best homes.
Over the previous month, new listings came in at 87 with a median list price of $789,900. The latest sold median also landed at $804,707, which tells me the market is still rewarding well-positioned homes.
That matters because list price alone will not tell you the whole story. When supply is limited and closed prices are holding near the top of the recent range, buyers need a sharper search filter and a faster decision process.
Start with a clean budget ceiling, compare every home to the most recent closed range, and be ready to act when the fit is right. If a property looks strong on paper and in person, do not wait for a second round of hesitation.
