Ambler, PAFor both buyers and sellers, the smartest move is to treat negotiation as a timing decision, not just a price fight. Active homes were carrying a median list price of $1,225,000 while the latest sold median sat at $885,000, and that gap tells me expectations need to be grounded before the first offer lands.
The market was at 1.45 months of supply , the median estimated property value was $710,240, up 4.3% over 12 months, and the median sold price was $885,000, up 25.98% over 12 months. Those numbers do not cancel each other out; they show that pricing, condition, and presentation can push a home above the neighborhood norm when the right buyers see it.
That gives sellers a reason to stay disciplined on launch price and buyers a reason to compare carefully before making an offer. A property that is shown well and priced in line with the strongest recent closings can still command attention, but overreaching on either side makes the negotiation harder than it needs to be.
When I guide clients, I start with the most recent closed sales, then I line up the active competition and the pending homes that are still shaping expectations. For sellers, that means setting the first price with purpose and responding quickly to early interest. For buyers, it means knowing where to push and where to stop. Keep it clean.
