The best approach is to negotiate from facts, not hope.
The median sold price was $840,000, the latest active median list price was $786,500, and homes spent a median 36 days on the market. Those numbers give buyers time to think, but they also show that the market still respects a well-prepared offer.
Negotiation works best when you know where the room actually is. A buyer who understands the price range, the timing, and the condition is far better prepared than one who simply starts low and hopes the seller blinks.
Write offers that match the property in front of you. Keep a close eye on homes that have been sitting longer than the median, and use that time only when there is a clear reason to do so. If the home is priced cleanly, lead with a serious offer instead of a long back-and-forth.
