Flushing, NYFor a seller, the first number matters because it shapes the entire conversation. The latest median sold price was $840,000, so a launch price has to feel believable to buyers the moment they see it. A home that is too far out of line will spend its early momentum trying to catch up.
The latest active median list price was $786,500, and homes closed at 96.6% of asking on the median. That tells me buyers are still responding to listings that land in the right zone, not to homes that need a long explanation.
Pricing also has to respect time. With a median 36 days in the market, an overpriced listing can waste its strongest window before the market has a chance to answer it. That is why I prefer a price that creates interest rather than a price that needs constant defending.
Review the nearby competition, then choose a number that matches the condition, the presentation, and the buyer pool you actually want. If the home is sharp, use that to your advantage. If it needs work, price for the work so buyers can see the value without doing the math for you.
