Detached benchmark pricing sat at $607,000 last month, and the year over year move was down 2.0%, so buyers still have a reason to look closely at value. A well-prepared listing can still perform, but the launch has to be deliberate.
Detached homes posted 13 sales and 10 new listings, with 10 homes in inventory and 0.77 months of supply. The overall market also held at 22 homes in inventory, which keeps attention on how cleanly a listing stands out rather than on broad market hype.
For sellers, that means pricing is doing the first job. If a home sits too high, buyers have enough comparable choices to keep moving. If it enters the market in line with the segment, it can still get a serious look without unnecessary reductions.
Before launch, tighten condition, photography, and the showing plan. Price against the property type you actually compete with, not against the best case you hope for. And if your home is an apartment, keep in mind that that segment carried 2.40 months of supply and a different pace than detached homes.
