I would start where buyers are paying attention, because the latest reported period shows a median list price of $1,198,000 and a median sold price of $1,425,000. Buyers are still paying 102.9% of list, but they are doing it for homes that feel worth the move.
Active homes were up 1.2% in median list price from the prior month, and the median sold price was up 6.2% from the prior month. That tells you the market is still active enough to reward a well-placed number, but not sloppy enough to forgive a big miss.
For a seller, pricing is where the tone of the whole listing gets set. If the number is out of step, every showing starts with a hurdle instead of a conversation, and the home spends its energy defending itself.
Review the sold range, look at the competition with clear eyes, and choose a price that invites interest rather than arguments. A sensible number does not weaken a listing. It gives the listing a better chance to do its job.
