Preparing a San Jose, California Sale for June 2026
San Jose, CAShould you wait until every little improvement is perfect before listing? I would not, because perfect is a great idea that often arrives after the best buyers have already moved on. The latest reported period still shows homes selling in a median 14 days, and buyers are paying 102.9% of list, so preparation has to be practical, not theatrical.
The median sold price was $1,425,000 in the latest reported period, while active homes carried a median list price of $1,198,000. That means buyers are still willing to pay for homes that feel well chosen and well kept, but they are not rewarding vague ambition.
For a seller, preparation is about removing friction. If the home needs obvious repairs, clutter control, or clearer presentation, those issues can distract buyers from the part that should be doing the heavy lifting: the value of the property itself.
Focus on the items buyers notice first, review the competition honestly, and set expectations before the first showing. A smoother launch does not guarantee perfection, but it absolutely improves the odds that the right buyers take the home seriously from the start.
