I would trust the sales side more, because the latest reported period shows a median sold price of $1,425,000 while the median estimated property value sits at $1,522,890. That gap tells me valuation is useful, but acceptance is what closes the conversation.
The median estimated property value was down 1.8% from the prior month and down 2.2% over the last 12 months. At the same time, the median sold price was up 6.2% from the previous month. That is a good reminder that estimates and real-world offers are related, but they are not the same animal.
For a seller, that means you should not lean on a high estimate and assume buyers will follow it like it is written in stone. For a buyer, it means the asking number is only one part of the story; the accepted number tells you what the market is actually tolerating.
Use recent solds as your reality check, then compare that to the condition of the property in front of you. If the home is stronger than the comps, it deserves a sharper look; if it is weaker, the pricing needs to explain why.
