Can negotiation still work around Los Altos, California homes in June 2026?
Los Altos, CAYes, but the leverage is selective. With sold homes closing at 107% of list and a median of 8 days in RPR, buyers still need a real reason to expect room at the table.
Last month's median sold price reached $4,215,000, and the median list price sat at $3,245,000. That pattern tells me negotiation is still happening, but not every buyer gets the same breathing room, and not every seller is eager to negotiate on price alone.
The useful constraint is timing. When homes move quickly, the better strategy is to negotiate before the competition forces the issue, not after a property already has momentum and a line of interested buyers.
Focus on clean terms, fast response, and a strong first offer. If you are trying to push for more, make sure the property gives you a legitimate reason. A wish is not leverage, no matter how politely you say it.
