Lone Mountain, NVFor investors, I would watch rent levels as a timing signal. The latest lease side showed a median asking rent of $2,400 and active rentals at a median 41 days on market.
The rental side also showed 8 new listings, 2 pending leases, and 10 closed leases. Pending leases moved in 17 days, so a clean unit can still draw attention quickly when the asking rent is in line.
That is the kind of spread I like to watch when I advise an owner. It tells me the unit can perform, but only if the asking rent and the condition are lined up.
Keep the property prepared. Compare similar leases closely, and move quickly if the pricing needs a small correction.
