Brandon, FLIt starts with the first two weeks. There were 77 sales against 205 active listings in the latest month-end count, so the homes that hold attention are the ones that stay sharp early.
The newest listings showed a median of 20 days, while the price-change group stretched to a median of 50 days. That split tells me momentum can fade quickly once a listing has to reset itself.
For a seller, this is where timing and response matter. A home that launches well can stay in the conversation, but a home that waits too long to react often has to spend extra energy getting buyers back.
I would monitor showing traffic, ask for blunt feedback early, and make your adjustment plan before the listing drifts. Momentum is easier to keep than to recover.
