The median living area of new listings was 2,114 square feet. Median new-listing living area changed 22.8% from the prior month. The July active-listing count was 21 properties. Active listings had a median time on market of 38 days.
New listings provide a view of current competition, not proof of the correct price for your home. Price and price per square foot can tell different stories when property size varies. The smaller incoming-listing median area makes direct comparisons especially important. A limited set of new listings can make a single month harder to generalize. Active listings show what buyers can consider, while closed sales show completed decisions. Time on market should be read with condition, presentation, and pricing in mind. Confidence comes from explaining how each comparable matches or differs from your property.
Review recent closed sales before relying on asking prices from new listings. Compare living area, condition, updates, and property type rather than price alone. Identify active homes that buyers may compare directly with your property. Prepare a pricing range with a clear reason for the recommended starting point. Address visible maintenance issues that could weaken the first impression. Plan how to evaluate showing activity and feedback without reacting impulsively. Revisit positioning promptly if buyer response does not support the initial strategy.
