The median closed price for the displayed properties was $837,500. The median price per square foot was $260 for displayed closed properties. The median price per square foot was $257 for displayed new properties. The median price per square foot was $252 for displayed pending properties. A June 2026 closed property at $1,240,000 had 28 days on market. Another June or July closed property at $1,075,000 had 282 days on market. The displayed activity combines different residential types, sizes, locations, and property conditions.
Asking-price ceilings and completed-sale evidence serve different purposes in a luxury search. The highest pending price may identify an option, but it does not establish what buyers ultimately paid. Price per square foot can organize comparisons, yet it cannot capture design quality, land, views, or condition fully. Different marketing times show that premium properties do not move according to price alone. A buyer should investigate why a property commands a premium instead of accepting the label at face value. The strongest comparison is usually a small group of genuinely similar homes with clearly understood differences. I would use quantitative context to narrow choices, then rely on property-specific diligence before making an offer.
Define the features and tradeoffs that matter most before touring premium properties. Ask for completed comparisons that match the home's quality, scale, land, age, and improvement level. Treat price per square foot as a screening tool, not a complete measure of value. Investigate condition, permits, systems, boundaries, and maintenance obligations before finalizing your offer. Compare the property with active alternatives so your offer reflects current choice as well as past sales. Keep negotiation priorities separate from emotional reactions to design, views, or presentation. Use a written scorecard after each tour so the search remains focused and comparable.
