The 77379 market posted a median sold price of $379,000, with homes taking 16 days in the market and selling at 98.5% of asking. The active median sat at $425,000 and the typical new listing came in at $429,999, which tells me the asking side still runs a bit above the accepted center.
That does not mean every home should be priced at the sold median. It does mean that a listing needs a real reason to sit above it, because buyers are already comparing carefully and they can tell when a number is too far ahead of the home.
Use the sold median as your anchor, then decide whether your home truly deserves a premium. Watch early showing activity closely, because the first week usually tells you whether the price and presentation are working together. If not, adjust while the listing is still fresh.
