With median days at 12 and a sold-to-list reading of 107.3%, the market is still rewarding homes that arrive ready and buyers who are prepared to respond quickly. Timing matters. I would not enter the conversation thinking delay is a strategy.
The latest month shows a median sold price of $1,853,444, and some recent closings moved well above asking, including one at 21.25% over list and another at 27.38% over list. Those are individual results, but they make the point clearly: the best homes can pull buyers into a faster decision than they expected.
For a buyer, that means the negotiation happens before the offer is even written. If the home is well presented and the price is already getting interest, then hesitation, extra conditions, or fuzzy financing can weaken your position faster than you think.
Decide your ceiling early, get the lender paperwork out of the way, and know which terms matter most before you enter a hot conversation. The more certain you are, the less room there is for the process to get messy.
